One example of rising prices is Thessaloniki, where since 2019 the cost per square meter has risen by 83.5% — from €1,310 to €2,400. Meanwhile, prices in Athens increased by 43%, from €1,522 to €2,177. As a result, the price difference today between Thessaloniki and Athens is 10.2% in favor of the former.
In neighboring Chalkidiki, prices are 12.25% higher, reaching €2,445 per square meter. Despite a decrease in interest from Russian buyers, demand is supported by buyers from other countries.
On the Cyclades, property is even more expensive — €3,583 per square meter, which is 64.5% higher than in Athens. Luxurious homes with gardens, pools, and other amenities are being built here, driving up property values.
